Much of Greater Manchester — Chorlton, the Heatons, Levenshulme, the mill towns out east — is Victorian terraces. They're solid, characterful houses, but they get damp, and painting over it just delays the problem. The fix starts with identifying which damp you've got.

The three types of damp

Condensation is by far the most common. Warm, moist air (showers, drying clothes, cooking) hits cold surfaces and forms water. Tell-tale signs: black mould in corners, around windows and behind furniture. The fix is about ventilation, heating and insulation — not a chemical injection.

Penetrating damp comes from outside getting in: failed pointing, cracked render, blocked or leaking gutters, slipped roof tiles. It usually shows as a localised patch that worsens after rain. The fix is repairing the defect — see fabric repairs.

Rising damp is real but over-diagnosed. It shows as a tide mark up to about a metre on ground-floor walls. Genuine cases need proper treatment; many "rising damp" call-outs turn out to be penetrating damp or condensation.

Why terraces are prone to it

Victorian terraces were built solid-wall (no cavity), often with original lime plaster, and many have had decades of patchy "improvements" — cement render trapping moisture, blocked-up airbricks, or modern impermeable paint over breathable walls. Each of those can make damp worse.

The right order to fix it

  1. Diagnose properly. Identify the actual type before spending money.
  2. Fix the cause. Repair the gutter, the pointing, the ventilation — not just the wall.
  3. Make good. Re-plaster and redecorate once it's dry.
